Verified buyers on our list receive deal alerts 24–48 hours before the deal is marketed anywhere else — no Propwire, no Facebook groups, no public buyer blasts. You get a 48-hour exclusive window to make your offer before we open it to the broader market.

We accept recent bank statements (within 90 days), a line of credit letter, a hard money lender's commitment letter, or a proof of funds letter from a verifiable institution. The amount must cover the purchase price for any deal we send you. We redact account numbers — only the balance and institution matter.

Yes — hard money or private lending is fully acceptable, as long as you can close within our window and you have a commitment letter from the lender. We cannot accommodate conventional financing (30-day+ close timelines) on wholesale deals. Hard money at 9.5%–12.5% + 1–4 points is standard for the deals we move.
